Landlord gas safety checks in Ascot
Larger Ascot homes often have more than one gas appliance, and every one the landlord provides is part of the yearly safety check.
What is different in Ascot
Depending on where it is, an Ascot rental is under the Royal Borough of Windsor and Maidenhead or Bracknell Forest Council for housing standards. The gas safety regulations are the same in both and enforced by the Health and Safety Executive.
Big houses may have two boilers, a separate pool or annexe heater, gas fires and a range cooker. List them all when you book the check, so the engineer comes with enough time, and make sure each appears on the record. An appliance missing from the record is an appliance with no evidence it was checked.
Some properties on the edge of Ascot are not on mains gas and use LPG from a tank or bottles. LPG appliances are covered by the same regulations, so they need the same yearly check by an engineer registered for LPG work.

The rule, in brief
Under the Gas Safety (Installation and Use) Regulations 1998, a landlord must keep the gas pipework, appliances and flues they provide in a safe condition and have each appliance and flue checked every 12 months by a Gas Safe registered engineer. Keep the record of each check for two years. Give a copy to existing tenants within 28 days of the check, and to new tenants before they move in.
